Property Type:

  • Single or multi-tenant industrial, light industrial, incubator, flex, R & D, retail, or service center with adequate parking
  • Located near freeway in supply-constrained submarket
  • Northern or Southern California preferred. Seattle, Portland, Reno, & San Diego also considered.
  • Properties that are fully or largely vacant, have leasing rollover exposure, significant deferred maintenance or need re-positioning or renovation

Investment Vehicles:

  • Fee simple interest
  • Non performing loans (“loan to own”)

Will Submittal Documents Requested:

  • Rent Roll
  • Seller Price and Terms
  • Site Plan
  • Operating Expense Summary
  • Property Photos and Aerials
  • Sale and Lease Comps (if available)
  • assume existing mortgages

Investment Range:

  • Generally, $3 million to $10 million
