Property Type:
- Single or multi-tenant industrial, light industrial, incubator, flex, R & D, retail, or service center with adequate parking
- Located near freeway in supply-constrained submarket
- Northern or Southern California preferred. Seattle, Portland, Reno, & San Diego also considered.
- Properties that are fully or largely vacant, have leasing rollover exposure, significant deferred maintenance or need re-positioning or renovation
Investment Vehicles:
- Fee simple interest
- Non performing loans (“loan to own”)
Will Submittal Documents Requested:
- Rent Roll
- Seller Price and Terms
- Site Plan
- Operating Expense Summary
- Property Photos and Aerials
- Sale and Lease Comps (if available)
- assume existing mortgages
Investment Range:
- Generally, $3 million to $10 million
